4 Weeks to Selling Success

Getting your home ready to sell can seem like it will take a lot of time and effort. But with this plan, you’ll be able to get your home ready to sell for max profit quickly and easily. Let’s go through the six key steps that you’ll complete over the course of four weeks.

Week 1 / Step 1: Gather Documents. Before you work on anything else, you need to get your paperwork in order. Get a binder and organize all of the essential paperwork related to your home. Then collect everything like property records and disclosures as well as major home repairs and other documentation. This will streamline the selling process once you engage your real estate agent.

Step 2: Home Inspection. Get a home inspector to conduct a pre-listing inspection. This will help you see if the home has any issues that need to be addressed so you can make top dollar when you sell. You’ll be able to fix any potential deal-breakers before the buyer’s inspection, which will make negotiations go more smoothly.

Week 2 / Step 3: Freshen Up. Give your home a little TLC and get it ready for buyers. A fresh coat of paint, updated fixtures (especially in the kitchen and bathroom), and a deep clean will bring a fresh feeling to your home.

Week 3 / Step 4: Depersonalize & Neutralize. This is one of the most important steps! Go through your home and remove personal items and any personal decor choices. Your goal is to help buyers envision themselves in your home by creating a blank canvas with your furniture and decor. I always provide my Sellers with a CUSTOM to their home checklist to get their home Showing Ready.

Week 4 / Step 5: Professional Photos. Buyers are love listings with professional photography, so it’s well worth it to have your listing photos taken by a professional. A professional photographer will know how to highlight your home’s best features so you can appeal to buyers. I cover the cost of this for all of my listings.

Step 6: Market Launch. With all that work done, it's showtime! In the last step, you’ll work with your agent to list your home strategically and start attracting potential buyers.
